General Questions about the Property

All-inclusive rent means that all costs are combined into a fixed monthly fee. This gives you full cost control without additional payments. It includes the following components: the base rent for the room, furniture rental, and a utilities flat rate. This covers cleaning of common areas (see point #7), heating, hot water, cooling and electricity costs, maintenance, and internet fees. Please note that cleaning your room is not included. If desired, you can book this service additionally through Facility Management Luh: info@hausmeisterservice-luh.de.

No, rentals are only available for students, apprentices, or pupils. Appropriate proof is required. Unfortunately, rentals to other interested parties are not possible.

Rentals are exclusively available through our website www.torzurpfalz.com under the menu item "Apply now".

As a rule, advance viewings are not possible as the rooms are usually rented until shortly before move-in.

In general, subletting is not possible.

We generally rent our shared apartments to people of the same sex. Unfortunately, this isn't always possible. If you absolutely wish to share a room, please let us know. However, if you would like to share a room with a friend, please let us know in your booking request. Your friend should also submit a separate booking request and ideally include a short message. We will then do our best to accommodate this request.

Our rooms are air-conditioned and fully furnished. Each room has a bed, a shelf, a wardrobe, as well as a desk and desk chair. Bed linens and towels are not included but can be optionally booked through Facility Management.

Our facility team takes care of all shared areas such as staircases, hallways, laundry rooms, and the courtyard. Cleaning of your private apartment or shared flat can be optionally booked through our Facility Management team.

Yes, there is a communal laundry room in the basement with washing machines and dryers. Booking and payment are handled separately. There is also a separate drying room with flexible laundry racks and shelves on the wall.

Yes, each room is equipped with a modern Gigabit LAN port, giving you fast and stable internet access – perfect for streaming, studying, video calls, and more. You can connect directly via LAN cable or use your own Wi-Fi router (e.g. FRITZ!Box 4050). No login credentials are required; the connection works automatically via DHCP. Please note: You are responsible for setting up and securing your personal network.

No, you must register with the GEZ on your own responsibility.

In principle, yes, but before the end of your contractual rental period, you would need to find a new tenant for your previous room.

No, there is a strict no-smoking policy in Tor zur Pfalz. Please use the inner courtyard, the communal roof terrace, or the outdoor areas of the apartments (balconies, terraces) for smoking.

No, painting the walls is not allowed. The walls should remain in their original white color to avoid painting when moving out.

At the front of the building, you’ll find our bicycle cellar – perfect for anyone who loves getting around on two wheels. Thanks to the guide rail in the stairwell, you can easily and back-friendly maneuver your bike up and down. Please note: unfortunately, parking bicycles in the courtyard is not allowed!

Questions about Booking

Under the menu item "Apply now," you can choose a room according to your preferences (subject to availability) and apply for it directly online in a few steps. For your complete application, you need the following documents in digital form (PDF or JPEG, max. 4 MB per file): identification (ID card or passport), proof of income for the last 3 months (possibly from a guarantor), and proof of education or enrollment. If your own income is too low for the desired apartment, you need a guarantor and their documentation. Important: Submitting your documents does not yet constitute a binding rental contract. After receiving your documents, we check them for completeness and, after a positive review, send you a rental contract by email. You must sign this digitally. Afterward, you will receive a copy for your records.

"Other sources of income" can include child benefits, side jobs, maintenance claims, or scholarships. Proof from your parents confirming monthly support in the amount of the total rent is also possible. Important: In the third step, you must upload the corresponding proof.

If you don't have your own income, simply enter a zero under "Own Income." We then need a guarantor with appropriate proof who will pay the rent for you.

If you don't have proof of education when applying for the apartment, it must be submitted by email before the start of the rental period.

After we have received and reviewed your complete application documents, we will usually send you the rental contract by email within 2 working days.

The security deposit is 3 months' base rent.

After the rental contract is countersigned by the owner, you will receive the account information along with the contract. Important: The security deposit must be transferred to this account before the key handover.

Please request the landlord confirmation by email via info@torzurpfalz.com after the apartment handover.

Questions about Terminating the Rental Agreement

A termination requires written form. Terminations by email are not accepted! Please send your termination to Acrenovo real estate GmbH & Co. KG, Wattstraße 1, 76185 Karlsruhe.

For questions about handover or acceptance, please contact info@torzurpfalz.com by email or Facility Management directly at info@hausmeisterservice-luh.de. Appointments are usually announced about 4 weeks in advance. Important: Unfortunately, telephone appointment arrangements or changes are not possible.

After receiving the return protocol prepared by our Facility Management, it will be counter-checked. The security deposit will then be refunded to you, subject to any deductions, within the statutory period.
